The verdict

This is not really an either-or. REsimpli is a CRM that runs your business: leads, follow-up, dialer, direct mail, and the KPIs that show which marketing actually produces deals. PropStream is a data tool that finds and values the deals: lists, comps, and skip tracing. They overlap a little, but they are built for different jobs, and plenty of investors run both. If you must start with one, pick based on your bigger gap: organizing and following up (REsimpli) or finding and valuing leads (PropStream).

Best for: Investors deciding whether they need a CRM, a data tool, or both.

I get this matchup all the time, and it usually comes from a false assumption: that REsimpli and PropStream are competitors you have to choose between. They are not really. They are two different kinds of tool that happen to both live in an investor's stack. Once you see the difference, the decision gets easy.

Short version: PropStream finds and values deals. REsimpli organizes your leads and runs the follow-up. Most serious investors run both.

What each one is actually for

PropStream is a data tool. Its job is the front of the funnel: build targeted lists with deep filters, pull comps to value a property, and skip trace owners to get phone numbers. It is where deals come from. It is not a CRM, so it does not run your follow-up. My full PropStream review digs into the details.

REsimpli is a CRM. Its job is everything after the lead exists: managing leads, running a built-in dialer and SMS, sending direct mail, and tracking the KPIs that tell you which marketing channel is actually producing deals. It includes some data and skip tracing, but its center of gravity is running your business, not sourcing raw data.

Where they overlap (and where they don't)

The overlap is skip tracing and a bit of list data, which is what makes people think they compete. REsimpli can pull and trace lists, so a lean operator might get by on it alone for a while. But PropStream goes deeper on property data and comps, and REsimpli goes far deeper on CRM, follow-up, and KPIs. They meet in the middle and diverge fast in either direction.

Which should you start with?

Pick based on your bigger bottleneck:

  • Leads keep slipping through the cracks? Your problem is follow-up. Start with REsimpli and its 50% off first month.
  • Can't find or value enough deals? Your problem is the front of the funnel. Start with PropStream.
  • Both? That is the honest answer for most growing operations. PropStream feeds the leads, REsimpli works them. Add the second the moment the first is humming.

The bottom line

Stop thinking of this as REsimpli versus PropStream. Think of it as data versus CRM, two different jobs. If you only have budget for one right now, fix your bigger gap first: REsimpli if follow-up is leaking deals, PropStream if you cannot find enough of them. Frequently asked questions

Many investors do, because they cover different jobs. PropStream finds and values deals; REsimpli organizes leads and runs follow-up. REsimpli includes some data features, so a few investors get by on it alone, but if you want serious data depth you will still want PropStream.

Start with whichever fixes your bigger problem. If leads are slipping through the cracks because you have no system for follow-up, start with REsimpli. If you cannot find or value enough deals in the first place, start with PropStream.

Not fully. REsimpli includes list-pulling and skip tracing, which reduces how much some investors lean on a separate data tool, but PropStream still goes deeper on property data and comps. They complement each other more than they replace each other.

Both start around $99 a month, so price is rarely the deciding factor. REsimpli often runs a 50% off first month offer. Decide on the job each does, not on a small price difference.
