What PropStream is, and who it's for

PropStream is an all-in-one property data platform. You build targeted lists (absentee owners, pre-foreclosures, high-equity, probate, and dozens more filters), pull comps to estimate value, and skip trace owners to get phone numbers, all in the same place. There is a desktop app and a mobile app, and the mobile app is good enough to use for driving for dollars.

It is built for investors: wholesalers, flippers, and buy-and-hold buyers who need to find and evaluate off-market properties. If you are an agent looking for listing tools, this is not your tool.

The hands-on walkthrough

In normal use, a list flows like this: set your filters and pull a targeted list, scan comps to gut-check value, then skip trace the owners you want to contact and push them into outreach. The strength is that all of those steps live in one login, so you are not exporting a list here, importing it there, and tracing it somewhere else.

None of it is expensive per unit, but if you trace aggressively without watching it, the bill grows. The fix is simple: keep an eye on your credit usage in the first month so it stops being a surprise.

  • The interface feels dated. It works, but it is not the slickest tool you will use. You get used to it.
