After running PropStream and its main competitors on real deals, PropStream is still my default for all-in-one property data and skip tracing. But it is not the best tool for every job. PropertyRadar wins on list-building and criteria search, DataFlik wins on predicting who is actually likely to sell, and REI Sift wins once you are managing and stacking lists at scale. Pick based on the job, not the marketing.

I have run PropStream just about every week for years, and I have tested every alternative people keep asking me about. So when someone asks "what should I use instead of PropStream," my honest answer is usually "nothing, unless you have a specific reason." PropertyRadar: best for list-building and criteria search
PropertyRadar is the one I reach for when list-building is the entire point. The criteria search goes deeper than PropStream's, the data quality is excellent, and it shines in markets like California where it started. If your edge is building hyper-targeted lists with very specific filters, PropertyRadar is worth running alongside or instead of PropStream.
Where it falls short: it is more of a focused list and data tool than an all-in-one. You are buying depth in one area, not breadth.

DataFlik is a different animal. Instead of just handing you data, it uses modeling to score which owners are most likely to sell, so you can mail and call the top of the list first. For investors spending real money on outreach, sending to a smarter list beats sending to a bigger one. This is the tool I point people to when their problem is "I have plenty of leads, but my response rate is weak."
Where it falls short: pricing is demo-based rather than a simple monthly number, so it is a bigger commitment than swiping a card for a trial.
REI Sift: best for managing and stacking lists
Once you are pulling lists from several sources, the problem stops being "get data" and becomes "make sense of all this data." REI Sift is built for exactly that: deduping, stacking, filtering, and managing big lists so your team works the right records. It even has a free tier that is genuinely useful, which is rare.
Where it falls short: it is a list-management layer, not a data source. You still need something like PropStream feeding it.
DealMachine: the one I do not personally run
DealMachine is the most heavily marketed PropStream alternative, and it is genuinely good at one thing: driving for dollars. If your strategy is physically driving neighborhoods and tagging distressed properties from your phone, that is its home turf.
I do not run it myself, and for desk-based data work I would still pick PropStream. I am including it because you will see it everywhere and deserve a straight answer: great for driving for dollars, not my choice as a core data tool.

Why PropStream is still my default
After all of that, I keep coming back to PropStream as the base of my stack for one simple reason: it does the most jobs well in one place. Data, comps, and skip tracing in a single login, at a fair price, with a mobile app that actually works in the field. The alternatives above each beat it at one specific job. None of them beats it across the board.
So my real recommendation is not "PropStream or X." It is "PropStream, plus whichever specialist tool matches your biggest bottleneck." If you are starting out or want one tool that covers most of the work, start with PropStream and add a specialist only when a specific job demands it.
