DealMachine shows up at the top of every "real estate software" list, so it is no surprise people ask me about it constantly. Here is my honest position: I do not run DealMachine as my core data tool. Not because it is bad, but because it is built for a different job than the one most investors are actually trying to do.

DealMachine is a driving-for-dollars app first. If you are the kind of investor who physically drives neighborhoods and tags distressed houses from your phone, it is genuinely good at that. But if what you really need is to pull targeted lists, run comps, and skip trace owners from your desk, you are shopping in the wrong aisle. So let me show you what I use instead.

Where DealMachine actually wins

Credit where it is due. DealMachine's strength is the field workflow: you are driving, you spot a beat-up property, you tag it on your phone, and it pulls owner info and lets you start a mail sequence. For a boots-on-the-ground driving-for-dollars strategy, that loop is smooth.

If that is your whole strategy, DealMachine may be the right tool and you can stop reading. For everyone whose work happens at a desk, here is what beats it.

PropStream: what I run instead
